Welcome to Thozo Realty (“Company”, “We”, “Our”, “Us”). By accessing or using our website, mobile application, WhatsApp, social media platforms, or any of our services, you agree to the following Terms & Conditions.
1. Acceptance of Terms
By viewing, inquiring about, visiting, purchasing, selling, renting, leasing, or listing any property through Thozo Realty, you agree to comply with these Terms & Conditions.
2. Property Information
The property photographs, videos, virtual tours, location details, maps, descriptions, pricing, amenities, and other information displayed are provided for informational purposes only.
While we make reasonable efforts to verify information, we do not guarantee that every detail is complete, accurate, or up to date. Buyers and tenants are responsible for conducting their own verification before entering into any transaction.
3. Photos, Videos & Location Sharing
Thozo Realty may share:
Exterior photographs of properties
Property videos
Location maps
Approximate or exact property locations
Floor plans
Property descriptions
Project details
These are shared only to assist genuine buyers and tenants in evaluating the property.
The content remains the intellectual property of Thozo Realty and/or the respective property owner.
4. Brokerage / Service Fee
Our services are provided on a brokerage basis.
If a buyer, tenant, investor, or any related person purchases, rents, leases, or otherwise acquires a property introduced by Thozo Realty, our brokerage/service fee becomes payable.
The applicable brokerage amount will be informed before completion of the transaction.
The brokerage fee remains payable even if the transaction is completed directly with the owner after the introduction has been made by Thozo Realty.
5. Restriction Against Direct Contact
If Thozo Realty introduces a property through photographs, videos, location sharing, property visits, WhatsApp, telephone, email, or any other communication:
Buyers or tenants shall not bypass Thozo Realty to negotiate directly with the property owner.
Property owners shall not bypass Thozo Realty to deal directly with buyers or tenants introduced by us.
Both parties agree that Thozo Realty is the introducing broker for the transaction.
Any attempt to avoid brokerage by bypassing Thozo Realty shall constitute a breach of these Terms.
6. Property Visits
Property visits are arranged only for genuine buyers and tenants.
After viewing a property arranged by Thozo Realty, if the customer later purchases or rents the same property (directly or indirectly), brokerage remains payable to Thozo Realty.
7. No Unauthorized Use
Users shall not:
Copy photographs or videos.
Download and reuse property content.
Republish our listings.
Share owner contact details.
Misuse property locations.
Create duplicate listings using our content.
Unauthorized commercial use is prohibited.
8. Owner Responsibilities
Property owners confirm that:
They have legal authority to sell or rent the property.
Information provided is true and accurate.
They will notify us immediately if the property is sold, rented, or withdrawn.
They agree to pay the agreed brokerage where applicable.
9. Buyer / Tenant Responsibilities
Buyers and tenants agree to:
Provide accurate personal information.
Visit properties only through scheduled appointments.
Respect the privacy of owners.
Not contact owners directly to avoid brokerage.
Pay agreed brokerage upon successful completion of the transaction.
10. Property Availability
Property availability may change without prior notice.
Listings may be removed, modified, or marked as sold or rented at any time.
11. No Guarantee
Thozo Realty does not guarantee:
Property appreciation
Rental income
Investment returns
Loan approval
Registration completion
Government approvals
Customers must independently verify all legal and financial aspects.
12. Intellectual Property
All website content including logos, photographs, videos, graphics, descriptions, and branding belongs to Thozo Realty unless otherwise stated.
Unauthorized copying or reproduction is prohibited.
13. Limitation of Liability
Thozo Realty acts as a facilitator between buyers, tenants, sellers, landlords, and developers.
We are not responsible for disputes relating to:
Ownership
Title defects
Encumbrances
Government approvals
Loan rejection
Construction quality
Delays by builders
Registration disputes
14. Privacy
Customer information will be handled in accordance with our Privacy Policy and applicable Indian laws.
15. Fraud Prevention
Any fraudulent activity, impersonation, fake inquiries, misuse of listings, or attempts to avoid brokerage may result in suspension of services and legal action.
16. Governing Law
These Terms & Conditions shall be governed by the laws of India.
Any dispute shall be subject to the exclusive jurisdiction of the competent courts in Chennai, Tamil Nadu.

Brokerage Acknowledgement
By requesting property details, viewing photographs, watching videos, receiving property locations, scheduling site visits, or communicating with Thozo Realty, you acknowledge that the property has been introduced by Thozo Realty. You agree not to bypass Thozo Realty and understand that the applicable brokerage or service fee shall be payable if the transaction is completed directly or indirectly with the introduced owner, seller, landlord, buyer, or tenant.
THOZO REALTY – Brokerage Structure
Brokerage Charges
The following brokerage/service charges apply unless otherwise agreed in writing.

Brokerage Terms
Brokerage is payable upon successful completion of the transaction or execution of the Sale Agreement, Sale Deed, Lease Agreement, or Rental Agreement, as applicable.
A property is considered introduced by Thozo Realty if the buyer or tenant receives any of the following through us:
Property photographs
Videos
Property location or map
Property details
Site visit arrangement
Owner introduction
If a buyer or tenant completes the purchase or rental directly with the owner after being introduced by Thozo Realty, the applicable brokerage remains payable to Thozo Realty.
Property owners, buyers, landlords, and tenants agree not to bypass Thozo Realty to avoid brokerage after an introduction has been made.
Brokerage is non-refundable once the transaction is successfully completed.
Any applicable GST or taxes shall be charged separately, if required under Indian law.

Important Terms
No Brokerage for Buyers purchasing new builder/developer flats or new plotted developments marketed by Thozo Realty.
2% brokerage applies to buyers purchasing resale properties, unless otherwise agreed in writing.
A property is deemed introduced by Thozo Realty if the buyer or tenant receives the property details, photographs, videos, location, owner/developer information, or attends a site visit arranged by Thozo Realty.
If a transaction is completed directly with the owner, builder, or developer after introduction by Thozo Realty, the applicable brokerage or commission remains payable as per the agreed terms.
Any applicable GST or statutory taxes shall be charged separately, where required by law.
